Ski-in, ski-out in Ketchum: where to actually stay

One home in our Ketchum collection carries the ski-in/ski-out designation outright: The Luxury Riverfront Home at Warm Springs, five bedrooms, sleeping fourteen, at the end of a quiet road where the pavement runs out at the riverbank. Everything else we manage near the lifts is a walk, a short stroll, or a few minutes in the car, and that distinction is worth more than it looks, because in Ketchum the difference between "ski-in/ski-out" and "five minutes from the lift" is often one block of snow-packed street and a decision about who carries the kids' skis.

Here's the geography that governs all of it. Bald Mountain has two bases in and beside town: Warm Springs, where the Challenger and Greyhawk lifts load, and River Run, with the gondola on the downtown side. Elkhorn is a third node with its own chairlift. Mountain Rides runs free buses all winter between Bald Mountain, Dollar Mountain, downtown, Sun Valley Resort, Warm Springs and Elkhorn, as often as every fifteen minutes. Almost every home in our Ketchum portfolio that skiers want sits on the Warm Springs side, which is the quieter base, the one with Apples Bar & Grill at the bottom of the runs, and the one where you can realistically walk home in ski boots.

The one that's genuinely slopeside, and who it's for

The Riverfront Home is the answer if your group is large and you want to click in near the Warm Springs lift without a shuttle in the equation. Five bedrooms, every one with its own bathroom, nine beds, fourteen guests. That bathroom count is the detail that decides things: it's what makes the house work for two families travelling together, or three generations, without anyone queuing at seven in the morning on a powder day.

The main level is one long gathering space, with a dining table that seats ten, a stone fireplace, and a kitchen stocked for actual cooking, cookbooks and serving pieces included. Guests regularly cancel their downtown reservations after the first night, which tells you more about the kitchen than any adjective would. Off the dining room there's a game nook that becomes puzzle and card headquarters by about day two.

Outside: a riverfront hot tub, a BBQ, and steam rising off the natural hot springs across the water on cold mornings. Heated garage parking, which in a Ketchum February is not a small thing, and two separate laundry areas, which matters when fourteen people are drying base layers. Lindsey Vonn stayed here during her silver-medal run at the 2025 World Cup. The patio is being upgraded for summer 2026.

It is also our largest Ketchum home at the premium end of the range, and it's strictly no pets, no exceptions, because the owners have allergies. If you're a party of six looking to spend less, read on.

A minute's walk, which for most trips is the same thing

Two Warm Springs homes sit close enough to the lifts that the ski-in/ski-out label stops being the thing you're optimising for.

Slope-Side Chic is a minute's walk from the Warm Springs Lodge and the lifts. Three bedrooms, three and a half baths, six guests, with a king primary and two queen rooms, so three couples or a family with older kids all get a real bed and close to a bathroom each. The windows look straight at Baldy, there's a wood-burning fireplace, a hot tub on the patio, and a built-in desk with a proper ergonomic chair for anyone stealing a working morning. One dog, aged two or over, is permitted with written approval from us. Note the parking: two spaces in the driveway, no garage access.

Warm Springs Ski Way Home is a five-minute stroll to the lifts and a stone's throw from the free bus. Four bedrooms, four and a half baths, eight guests, and every bedroom is en suite, including the one with twin beds, which solves the perennial kids-versus-adults bathroom problem. The garage has a ski tuning bench in it, which tells you who built this house. The deck wraps round with views of the Warm Springs runs, the hot tub is private, and the kitchen was recently remodelled. In summer, guests get Prospector Park: pool, hot tub, pickleball, tennis, basketball. It belonged to a Sun Valley native and still wears his western art on the walls. No pets.

For a family of eight that wants to ski hard and cook at home, this is the house to beat in Warm Springs.

Bigger groups who want Warm Springs without the top of the market

If fourteen is more house than you need but ten is right, Warm Springs has depth. Spacious Warm Springs Home runs to 3,400 square feet with four en suite bathrooms, a bunk room, and sleeping areas scattered across the house, which is the setup multigenerational trips keep asking for. Sage Haven has a river-rock gas fireplace at the centre of an open kitchen-dining-living room, a hot tub, an après deck, and a foosball table for the hours between skiing and dinner. The Hillside House sits against the hills with nearly everything on one level, which is quietly useful when someone in the party doesn't love stairs in ski socks.

And for sheer character, Private Sun Valley Lodge sits beside a mountain creek at the base of Warm Springs, log beams overhead, sleeping sixteen across six bedrooms with a game room. It's the biggest sleeper we have in Ketchum and a walk to the lift.

Three bedrooms, smaller budget, different trade-offs

Most three-bedroom searches in Ketchum are a group of six deciding between a quiet neighbourhood and a short drive to the lift. Two homes frame that choice well.

Hulen Hideaway is in Hulen Meadows, north of downtown, among trees and trails rather than beside a chairlift. Three bedrooms, six guests, and two living rooms, which is more useful than it sounds in a house where half the party wants a film and half wants quiet. The second one, off the kitchen, has a wood-burning stove and plush seating, and it is the best room in the house on a snowy morning. The fenced backyard has a hot tub, a deck and a BBQ. Up to two dogs with prior approval. Trails start from the neighbourhood, and downtown and Sun Valley Resort are minutes away by car.

The Big Wood Retreat with a Loft is a townhome on a golf course, recently redone, sleeping eight across two king en suites and a loft with four twin beds and its own bath. That loft is a specific solution to a specific problem: four children, one room, one bathroom, nobody on a sofa bed. Mountain views from the deck, a gas fireplace, A/C for summer. There's no hot tub here, so if a soak after skiing is non-negotiable, look at Hulen Hideaway or the Warm Springs houses instead.

Also worth a look if the point of the trip is dinner and galleries as much as skiing: Luxury Residence on Main, above the 5th & Main building, three bedrooms, with a heated terrace and Baldy views, walkable to Pioneer Saloon, Ketchum Grill and the rest of Main Street, with the free bus to both ski bases.

What I'd ask about before the ski-access label

After a decade of watching people arrive in this valley, the things that actually shape a ski week are rarely the ones in the headline:

  • Bathrooms per bedroom. On a powder morning with fourteen people, five and a half bathrooms at the Riverfront Home or four en suites at Ski Way Home is the difference between first chair and third.
  • Where the cars go. Heated garage parking at the Riverfront Home versus two driveway spaces at Slope-Side Chic is a real planning difference in January, especially if two cars are arriving from Boise.
  • Laundry. Two in-home laundry areas in a house sleeping fourteen is a different proposition from one washer for eight.
  • Dogs. Hulen Hideaway and Slope-Side Chic can take them with our written approval. The Riverfront Home, Ski Way Home and Big Wood Retreat cannot, and that's absolute.
  • Who is cooking. Concierge services are available on request across the portfolio: grocery delivery before you land, ski rentals brought to you, a private chef, a car. Ask when you book rather than on arrival day.

One more thing about Warm Springs that doesn't show up in any listing: it is a quieter base than River Run, and the walk home at the end of the day, past Apples at the bottom of the hill, is part of why people keep rebooking these particular streets.

Booking it

We manage homes across Ketchum and the rest of the Idaho mountain towns, Sun Valley, McCall and Stanley among them, and booking direct means no platform fees on top. If you tell a reservation specialist your dates, your group and whether a hot tub or a dog or a bunk room is the thing you won't compromise on, we'll tell you which of these houses is actually free and which one fits. Guest support runs around the clock while you're here, which mostly means someone answers when the snow is coming down and you want to know which lift is spinning.
