The Hillside House is a beautifully designed five-bedroom home tucked against the hills of Warm Springs, where modern architecture, privacy, and an incredible outdoor living space come together for a truly special Sun Valley stay.
Inside the main house, nearly everything is arranged on one level. Floor-to-ceiling windows fill the central living space with natural light and bring the surrounding landscape into the home. The open kitchen, dining, and living areas flow together around a central fireplace, creating a beautiful gathering space for the entire group. The kitchen is fully equipped for meals at home, while several additional living areas throughout the house give everyone room to spread out.

The main house includes four bedrooms. The spacious primary suite is set apart in the west wing with a king bed and large ensuite bathroom featuring a soaking tub and walk-in shower. On the opposite side of the home, two queen bedrooms sit on either side of their own comfortable TV lounge and share a nearby bathroom with a walk-in shower. A third queen suite is tucked into its own cozy corner of the home with a private ensuite bathroom, another living space with a Smart TV, and a dedicated office just across the hall.

Separate from the main house is a private guest house, an especially valuable setup for extended families, couples traveling together, or anyone who appreciates a little extra privacy. It includes a king bed, ensuite bathroom, mini fridge, and coffee bar for a hotel-like space of its own.

But the defining feature of The Hillside House is outside. An expansive covered deck wraps around the home with multiple places to lounge, dine, grill, and gather around the fire. The hot tub is tucked against the hillside with beautiful views of the surrounding landscape, and the covered design makes the outdoor space enjoyable far beyond just the middle of summer, weather permitting. With the Warm Springs hills rising directly behind the property, the entire setting feels peaceful, private, and distinctly Sun Valley.

Good to Know
There is no air conditioning in this home. The property includes four bedrooms in the main house plus a separate one-bedroom guest house, for five bedrooms total. The main house has one king bedroom and three queen bedrooms; the guest house has an additional king bed. The guest house is completely separate from the main home and includes its own ensuite bathroom, mini fridge, and coffee setup, making it particularly well suited for guests who want additional privacy. There is garage parking for two vehicles, and the garage level also includes a full laundry room. The wraparound deck is largely covered and may be enjoyed during portions of the winter as well, but outdoor furniture, hot tub access, and use of exterior spaces can always be affected by snow accumulation and weather conditions.
