Three-bedroom homes in Ketchum: which one fits your trip

Snow-covered residential street in Ketchum, Idaho with Bald Mountain ski runs rising behind the rooftops

Three-bedroom homes in Ketchum sort themselves into two camps faster than most people expect, and the dividing line isn't price or style. It's whether you want to be at the base of Warm Springs or on the quieter edge of town. Three in our portfolio make the case clearly: Slope-Side Chic: Home with Hot Tub, a minute's walk from the Warm Springs Lodge and lifts; Hulen Hideaway | Hot Tub | Perfect Location, up in the residential Hulen Meadows neighborhood north of downtown; and Just Remodeled! The Big Wood Retreat with a Loft, a townhome on a golf course that sleeps eight rather than six. Start with where you want to wake up, and the rest follows.

Six in the party, or eight?

This is the question that actually narrows the list, because two of the three cap at six guests and the third doesn't.

Slope-Side Chic sleeps six across three bedrooms, with a king in the primary and queens in the other two, and it carries three and a half bathrooms, which is an unusual ratio for a house this size. Nobody queues for a shower after a day on Baldy. Hulen Hideaway also sleeps six (king, queen, and a full) but has two bathrooms, so it's a better fit for one family than for three couples who all want a door to close.

The Big Wood Retreat is the outlier. It's a condo, it sleeps eight, and it gets there with two king bedrooms, each with its own en-suite, plus a loft holding four twin beds and a private bath. If you're traveling with four kids, or two families splitting a trip, that loft is the whole reason to look at it. If you're six adults who want six adult beds, it isn't.

  • Slope-Side Chic: 3 bedrooms, sleeps 6, 3.5 baths, single-family home, Warm Springs. Dogs considered with written approval from management.
  • Hulen Hideaway: 3 bedrooms, sleeps 6, 2 baths, single-family home, Hulen Meadows. Up to two dogs with prior approval.
  • Big Wood Retreat: 3 bedrooms, sleeps 8, 4 baths, condo near downtown. No pets, no exceptions.

If the trip is mostly about skiing

Walk to the lift and you've solved the hardest part of a Sun Valley ski week: parking at Warm Springs in February. Slope-Side Chic sits a minute's walk from the Warm Springs Lodge and the lifts there, and the big windows in the living room look straight at Baldy, so you can read the weather over coffee before committing to the first chair. There's a wood-burning fireplace to come back to, a hot tub on the patio, and a laundry room with supplies in it, which matters more on a ski trip than it does on any other kind. Two driveway spaces sit outside the garage, though guests don't have garage access.

Hulen Hideaway handles winter differently. You're north of downtown, so skiing means a short drive rather than a walk, but Nordic skiing is close by and the house itself is built for the end of the day: a second living room off the kitchen with a wood-burning stove, plush seating, and the sort of quiet that only a residential street delivers. One group can watch a movie in the main room while somebody else reads by the stove. For families where not everyone skis every day, that second room earns its keep.

The Big Wood Retreat is near downtown and the ski areas both, on a golf course with mountain views off the deck. It has a gas fireplace and floor heaters, and each king bedroom has a 50-inch smart TV so people can split up in the evening. It does not have a hot tub, which is the honest trade for the extra beds.

The hot tub question, answered plainly

Two of the three have one. Slope-Side Chic's sits on the patio with outdoor furniture around it. Hulen Hideaway's is in an enclosed backyard with a lawn, a deck, a BBQ, and trees on all sides, which in July is arguably the better version: dinner outside, then a soak once the light finally goes. The Big Wood Retreat has a BBQ area and a deck but no tub.

If a hot tub is non-negotiable and your group is larger than six, the three-bedroom shortlist won't get you there, and it's worth looking at a four- or five-bedroom house instead. Sage Haven in Warm Springs sleeps ten and has one, along with a foosball table that has saved more than one weather day.

What families with small children should look at first

Hulen Hideaway keeps a high chair, which is the detail that decides things for anyone traveling with a toddler and tired of renting one. It also has an ice maker, a dining table for six, and a kitchen built around a large island, so breakfast happens in one place instead of three. The enclosed yard is the real argument though: a fenced lawn with trees around it is rare in a rental, and it changes how a day with young kids goes.

From that neighborhood you can walk to hiking and biking trails, and there's a park and pond nearby. Adams Gulch is a short drive north of town, and the loop there is a straightforward few hours on foot or on a bike. For older kids who ski, Dollar Mountain's four lifts run gentler, shorter pitches than anything on Baldy, with the caveat that Dollar sits about ten minutes' drive from Bald Mountain, so a group of mixed abilities won't be lapping together.

Where the Big Wood Retreat wins with families is pure arithmetic: four twin beds in a loft with its own bath means the kids get a floor and the adults get two primary suites. All three homes have in-home laundry, Wi-Fi, a full kitchen stocked with spices and dishes, and a fireplace.

Eating, and the case for cooking anyway

You can eat well in Ketchum without trying hard. Pioneer Saloon is the Western steakhouse everyone ends up at eventually, and it took a James Beard America's Classics award in 2025. Michel's Christiania does proper French on Walnut Avenue, with an Olympic Bar full of memorabilia. Fiamma works an open hearth for pasta and live-fire seafood. Ketchum Grill has been going since 1991; Sawtooth Club since 1987. Warfield Distillery & Brewery takes up half a block downtown. Grumpy's, out on Warm Springs Road, is where you go for a burger and a beer without a reservation.

Even so, groups in these houses cook more than they plan to. The kitchens are set up for it, the ski day ends at four, and nobody wants to put boots back on. Slope-Side Chic has oversized counters and a custom kitchen; Hulen Hideaway has the island and the BBQ out back; Big Wood Retreat's kitchen came out of the same remodel that redid the floors and the primary bathrooms.

And if you want a day away from town, the Sawtooth Scenic Byway runs from Ketchum up over Galena Summit and on to Stanley, roughly an hour and three quarters of driving one way. Galena Lodge, a community-owned day lodge, sits about twenty miles north on that same road and makes a good turnaround point in winter.
