1. RENTER REQUIREMENTS

The individual making the reservation must be the same person listed on the credit/debit card used for payment. This individual is considered the primary renter and is responsible for all guests, communications, and compliance with this agreement.

 

2. BOOKING & PAYMENT

Guests booking through third-party platforms (e.g., Airbnb) agree to that platform’s payment schedule. Cleaning and damage waiver fees may be combined into a single charge.

 

This rental agreement must be signed upon receipt to secure and hold reservation dates. MVP Vacation Homes reserves the right to cancel or release the reservation if the agreement is not signed in a timely manner.

 

3. CHECK-IN / CHECK-OUT

Check-in and check-out times are strictly enforced.

  • Early check-in or late check-out must be requested in advance and are not guaranteed. Any early check-in or late departure is not confirmed until approved and payment is received.

  • Guests are not permitted on the property prior to check-in time unless written approval has been granted by management.

  • Entry to the property is only authorized once access instructions and door codes have been provided by MVP Vacation Homes.

No Early Access / No Drop-Off Policy: - Guests may not enter the property, driveway, or premises prior to check-in for any reason, including to drop off luggage or personal items. - Guests may not leave personal belongings at the property after check-out without prior written approval. - Housekeeping and quality control staff are working diligently to prepare the property for your arrival, and we ask that their work not be interrupted. Guests are not permitted to enter the home prior to their contracted check-in time.

As a courtesy, guests may arrange in advance to store luggage or personal items at the MVP Vacation Homes office between check-in and check-out times, subject to availability and approval.

Violation of these policies may result in: - Additional fees - Delayed access to the property - Possible cancellation or eviction without refund

Unauthorized late departures may result in additional fees.

 

4. CANCELLATION POLICY

  • 30+ days prior to arrival: Refund minus 7% processing fee

  • 15–29 days prior: 50% refund minus fees

  • 14 days or less: No refund

Travel Insurance & No-Refund Circumstances

No refunds will be issued for: - Weather conditions (including snow, storms, smoke, or poor air quality) - Fire season or wildfire-related conditions - Flight delays or cancellations - Illness, injury, or personal emergencies - Road closures or travel disruptions.

 

Guests are strongly encouraged to purchase travel insurance. Fire season may result in smoky conditions during summer months, and no refunds will be issued for these conditions.

 

5. OCCUPANCY & GUEST POLICY

  • Occupancy must not exceed the number listed on the reservation

  • The primary renter must be present during the stay

  • If the primary renter is not onsite, prior approval and contact information for a responsible party must be provided

Unauthorized guests or exceeding occupancy limits may result in fines, additional charges, or eviction without refund.

No parties, events, or gatherings are permitted without prior written approval.

 

6. PET POLICY: Designated Pet-Friendly Properties Only

Pet-friendly status is strictly defined as allowing one (1) dog only, under 50 lbs.

The following breed restrictions apply and are not permitted under any circumstances: - Pit Bull - Rottweiler - Doberman - Wolf or Husky breeds

No other animals or pets are permitted. Any animal not meeting the above criteria is not considered within the pet-friendly category.

  • Pets must be approved by management in writing prior to arrival

  • Applicable pet fees and deposits must be paid in advance

  • Pets are not permitted on furniture or beds at any time

  • Pets must not be left unattended unless secured in an appropriate crate

  • Pets may not be confined to a room without proper containment

  • A dog crate can be provided upon request

  • Guests are responsible for any damage, additional cleaning, or odor caused by the pet, and all associated costs will be charged to the guest

  • Guests must pick up and properly dispose of all pet waste. Failure to do so will result in additional cleaning charges

Unauthorized Pets

Bringing an unauthorized pet onto any property will result in: - A minimum fine of $1,500 - Possible immediate eviction without refund - Additional cleaning or damage charges if applicable

No cats are permitted in any property under any circumstances. No other animals of any kind are allowed unless they meet the defined criteria for designated pet-friendly properties and have prior written approval.

 

SERVICE ANIMALS & EMOTIONAL SUPPORT ANIMALS (ESA)

MVP Vacation Homes complies with applicable laws regarding trained service animals.

A service animal is defined as a dog that is individually trained to perform specific tasks for a person with a disability and is permitted under applicable federal law.

Emotional Support Animals (ESA), therapy animals, or comfort animals are not considered service animals under the Americans with Disabilities Act (ADA) or the State of Idaho.

 

While some states or housing laws may recognize ESAs in long-term housing situations, short-term vacation rentals are not required to accommodate Emotional Support Animals.

 

To ensure clarity for guests traveling from other regions: - ESAs are treated as pets under this agreement - ESAs are not permitted in non pet-friendly properties under any circumstances - ESAs must comply with all pet policies, restrictions, fees, and approval requirements in designated pet-friendly homes

 

MVP Vacation Homes manages properties on behalf of individual homeowners, many of whom have strict no-animal policies due to severe allergies, property standards, and personal preferences. These standards are also in place to protect future guests who may have allergies or sensitivities.

 

Guests bringing a service animal may be asked to confirm that the animal is required due to a disability and what task it is trained to perform, as permitted by law.

 

Guests remain responsible for any damage or excessive cleaning caused by any animal.

 

7. HOT TUB POLICY

If the property includes a hot tub: - Guests must shower before entering the hot tub - No food or foreign substances are allowed - No glass permitted near the hot tub - No urinating in the hot tub - Guests must follow all posted rules and use at their own risk

 

Hot Tub Safety – Children

Children must be supervised at all times when using the hot tub. Children under the age of 5 are not permitted in the hot tub due to health and safety risks. Use of the hot tub by minors is at the sole risk and responsibility of the guest, and all safety guidelines must be followed. MVP Vacation Homes and the property owner assume no responsibility or liability for children using the hot tub.

 

Lotions, oils, and sunscreen products can damage hot tub filters and water systems. Guests are required to shower prior to use to prevent contamination. Any damage caused by these substances may result in additional charges.

 

MVP Vacation Homes maintains and services hot tubs regularly and documents the condition of each hot tub prior to guest arrival. Normal wear and use may result in minor debris or cloudiness, and guests will not be charged for standard use.

 

Any condition beyond normal wear and tear resulting from guest use, including contamination or misuse, will result in maintenance charges billed to the guest.

 

If the hot tub requires draining, deep cleaning, or refilling due to misuse, a minimum service fee of $400 will be charged. Additional repair costs may apply.

 

8. PROPERTY USE & CONDUCT

Guests agree to: - Maintain the property in a clean and orderly condition - Dispose of trash properly - Respect neighbors and observe quiet hours (10:00 PM)

 

Commercial Use & Filming Policy

Properties may not be used for any commercial activity, including but not limited to promotional filming, photography, social media content creation, or production use, without prior written approval from MVP Vacation Homes.

Unauthorized use of the property for commercial or promotional purposes may result in: - Immediate termination of the reservation without refund - Additional fees and/or charges

 

Hunting & Firearms Policy

MVP Vacation Homes operates in a rural area where legal hunting activity may occur. Guests who are participating in hunting activities must do so in a respectful and responsible manner.

  • Hunters must comply with all Idaho state laws and regulations and possess a valid hunting license

  • Firearms must be handled safely and in compliance with all local, state, and federal laws

  • Firearms must not be openly displayed in a manner that may alarm neighbors or the public

  • Guests may not discharge firearms on or near the property unless explicitly permitted by law and property rules

No Processing of Game on Property

  • Cleaning, processing, or butchering of animals is strictly prohibited on the property

  • Disposal of animal remains, blood, or waste on the property is not allowed

Any violations, including staining, damage, or contamination from animal processing, will result in cleaning, repair, and damage charges billed to the guest.

Violations including excessive noise, illegal activity, or disturbance may result in immediate eviction and fines.

 

9. SMOKING, VAPING & DRUG POLICY

Smoking of any kind is strictly prohibited inside all MVP Vacation Homes properties.

This includes, but is not limited to: - Cigarettes - Cigars - Vaping or e-cigarettes - Marijuana or any controlled substances

 

Violation of this policy will result in: - A minimum fine of $1,500 - Additional cleaning, deodorization, or damage charges if applicable - Possible immediate eviction without refund

 

Evidence of smoke, odor, or residue will be considered a violation of this policy.

 

10. AMENITIES & SERVICES

MVP provides basic household items and amenities. No refunds will be given for: - Utility outages - Internet or entertainment issues - External factors such as weather or travel disruptions

 

Community amenities (including but not limited to pools, hot tubs, fitness centers, or other HOA-managed facilities) are not controlled by MVP Vacation Homes. No refunds or compensation will be provided if these amenities become unavailable, restricted, or closed for any reason.

 

Guests must comply with all HOA rules and regulations when using any community amenities. - No alcohol is permitted at any HOA-managed amenities under any circumstances - Guests must conduct themselves in a respectful and lawful manner.

 

Any violation of HOA rules or unruly behavior may result in: - Immediate revocation of amenity access or passes - Fines or charges billed to the guest - Possible eviction without refund.

 

11. MAINTENANCE & RIGHT OF ENTRY

MVP reserves the right to enter the property at any time for inspection, maintenance, or to address violations of this agreement.

 

12. LIABILITY & SAFETY

Guests assume all responsibility for their use of the property and its amenities, including hot tubs. MVP Vacation Homes is not liable for injuries, accidents, or loss of personal property.

 

13. LOST ITEMS

Items left behind will be held for 30 days. Shipping costs are the responsibility of the guest.

 

14. RELOCATION CLAUSE

MVP Vacation Homes reserves the right to relocate guests to a comparable property if the reserved property becomes unavailable due to maintenance issues, unforeseen circumstances, or any situation beyond management’s control.

Every effort will be made to provide a property of equal or greater value; however, relocation does not entitle the guest to a refund or compensation beyond the substitute accommodation.

 

15. DAMAGE REPORTING & CHARGES

Guests are required to report any damage, malfunction, or issue observed at the property within 24 hours of discovery.

Failure to report damages within this timeframe may result in:

  • Additional charges assessed at management’s discretion

  • Charges applied directly to the credit card on file for repair, replacement, or additional cleaning

Guests are responsible for all damages caused by themselves or their invitees during the stay.

 

16. INDEMNIFICATION & HOLD HARMLESS

MVP Vacation Homes and its property owners strive to maintain each property in excellent condition; however, no guarantees are expressed or implied regarding suitability for any specific purpose.

All guests and their invitees use the property and its amenities at their own risk.

MVP Vacation Homes and property owners shall not be held liable for:

  • Injury, loss, or damage to guests or their belongings

  • Acts or omissions of guests or invitees 

  • Equipment or appliance failure (including hot tubs, grills, or furnishings)

  • Utility outages or service interruptions 

  • Natural events, environmental conditions, or acts of God

  • Allergic reactions, including those caused by materials, mold, airborne particles, pet dander, or cleaning products

By accepting this agreement, guests agree to indemnify and hold harmless MVP Vacation Homes and its property owners from any claims, damages, liabilities, costs, or expenses (including legal fees) arising from or related to the guest’s use of the property.

 

15. AGREEMENT & SIGNATURE

By signing or submitting payment, the renter agrees to all terms and conditions of this agreement and authorizes applicable charges.

By signing this agreement, the guest also consents to receive communications from MVP Vacation Homes via email, text message, and phone regarding their reservation, stay details, and related updates.
