Ketchum Homes With Hot Tubs: How to Pick Yours
Short answer: if you want a hot tub in Ketchum, start in Warm Springs. Five of our homes there and nearby put a tub outside the door, and they split cleanly by group size: Slope-Side Chic: Home with Hot Tub and Hulen Hideaway | Hot Tub | Perfect Location sleep six; Warm Springs Ski Way Home | Pool, Pickleball, and More! sleeps eight; Warm Springs Getaway | Hot Tub | Near Lift & Downtown sleeps nine; and The Luxury Riverfront Home at Warm Springs sleeps fourteen. Pick on capacity and on where you want to be standing at four in the afternoon, and the rest sorts itself out.
The useful thing to know about Ketchum is that the hot tub is rarely the deciding factor people think it is. Everyone has one. What differs is what's around it: a fenced backyard under trees, a wraparound deck looking at the Warm Springs runs on Baldy, or a riverbank with steam coming off the water across the way.
Six people, two very different versions of the trip
Both of our three-bedroom hot-tub homes sleep six, and they are not interchangeable.
Slope-Side Chic sits a minute's walk from the Warm Springs Lodge and lifts. Three bedrooms, three and a half baths, a wood-burning fireplace, and windows pointed at Baldy. The hot tub is on the patio with furniture around it. In practical terms, it's a ski house: you walk to the lift in boots, you come back for lunch if you want to, and you don't move the car for days. Note the parking before you book, though, because two driveway spaces outside the garage is what you get, and the garage isn't part of the rental.
Hulen Hideaway is the summer answer, and the dog answer. It's up in Hulen Meadows, north of downtown, with an enclosed lawn, a deck, a BBQ, and the hot tub in among the trees. Inside there are two living rooms, and the second one, off the kitchen, has a wood-burning stove in it. That's the room people actually end up in. Hiking and biking trails start from the neighborhood, and Adams Gulch, which runs a six-mile loop up to a picnic-table viewpoint, is a short drive north on the highway. Up to two dogs may be allowed with prior approval, so talk to us before you book with them.
Eight or nine, and the summer wildcard
Warm Springs Ski Way Home sleeps eight across four bedrooms, each with its own bathroom, and it comes with something none of the others do: summer access to Prospector Park, with a pool, a hot tub, tennis and pickleball courts, and basketball. In winter that's irrelevant and the house works on its own terms, a five-minute stroll to the lifts, a wraparound deck with the Warm Springs slopes in view, and a private hot tub on it. The garage has a ski tuning bench, which tells you who's been staying here. A free shuttle stops close by. No pets at this one, ever: the owners have allergies.
Warm Springs Getaway sleeps nine, which is the most you can do in our Ketchum hot-tub homes without stepping up to the riverfront estate. It's a townhome, three bedrooms plus a loft, with two and a half baths, so nine people are sharing more than they would in the Ski Way house. What it buys you is flexibility: a bunk room with two full beds and a twin, a loft with two more twins, and a dining table that seats eight with three more at the bar. The primary bedroom has sliding doors that open straight onto the hot tub. The Mountain Rides shuttle stops a few doors down and will take you and your skis to the lifts, which matters because there's parking for two cars in the driveway and no garage access. One dog is allowed here.
When there are fourteen of you
The Luxury Riverfront Home at Warm Springs is the only home in this group that solves the large-group problem properly, and the reason is plumbing: every one of the five bedrooms has its own ensuite bathroom. Fourteen people, five and a half baths, nobody queuing. Two in-home laundry areas, heated garage parking, a paved driveway with room for more cars.
It sits at the end of a quiet road where the pavement gives out at the riverbank, with natural hot springs steaming across the water in winter, and the Warm Springs lift about two minutes away. The hot tub is on the riverfront patio, which is being upgraded for summer 2026. Lindsey Vonn stayed here during her Silver Medal run at the 2025 World Cup.
The part guests mention most isn't the hot tub, though. It's the kitchen. It's stocked for real cooking, with cookbooks and enough serving pieces to plate a proper dinner for everyone, and the main table seats ten with bar seating beside it. More than one group has quietly cancelled their downtown reservations after the first night. There's a game nook off the dining area that becomes the puzzle and card headquarters by about day two. Strict no-pet home, zero tolerance, owner allergies.
A quick way to narrow it
- Walking to the Warm Springs lift matters most: Slope-Side Chic, or the riverfront home if you're a crowd.
- Bringing a dog: Hulen Hideaway (up to two, with approval) or Warm Springs Getaway (one).
- Traveling with a baby: the riverfront home keeps a crib and a high chair; Hulen Hideaway has a high chair.
- Coming in summer and bringing competitive people: Warm Springs Ski Way Home, for the Prospector Park courts.
- Two families splitting one house: the riverfront home, for the ensuite-per-bedroom arrangement.
- Someone has to work for a day: Slope-Side Chic has a built-in desk and a good chair; the riverfront and Ski Way homes have dedicated workspaces too.
Warm Springs, Hulen Meadows, or downtown
Warm Springs is a neighborhood of houses, not a resort base, and that's its appeal. You're on the far side of town from the Sun Valley Village, which is a couple of miles out and reachable on foot, by bike on the paved path, or on a Mountain Rides bus. Downtown Ketchum is minutes by car from all of these homes.
Hulen Meadows sits north of downtown and feels residential in a different way: quieter, more trees, trails out the back. It's a quiet-hours neighborhood and guests should treat it like one.
If you want to soak somewhere other than your own deck, the closest natural option is Frenchman's Bend, about ten and a half miles up Warm Springs Road from town, roughly half an hour, the last stretch on gravel. Water comes out of three springs, one on the road side of Warm Springs Creek and two that require wading across. Easley Hot Springs, north on Highway 75, runs a family swimming complex fed straight from the source, with a full-size pool and smaller soaking tubs, open from late spring into early fall. Both are worth the drive, and both are better in daylight than people expect.
The Wood River Trail, paved and more than twenty miles long, connects Ketchum with Hailey, Bellevue and Sun Valley. If you're here in summer with bikes, that's your spine.
What to ask us before you book
Hot tubs are mechanical things on the outside of houses in a cold place, so check current operation and any seasonal notes for the specific home with a reservation specialist rather than assuming. The same goes for pet approvals, community amenity access, and parking, all of which vary by house and sometimes by season.
We book direct, we answer around the clock while you're here, and we'll tell you which trailhead is still muddy in May. Concierge services are available on request: grocery delivery so the fridge is full when you walk in, ski rentals, a private chef, a car. Ask when you book rather than when you arrive, particularly over the holidays.
We manage homes across Idaho's mountain towns, Sun Valley, McCall and Stanley among them. If none of these five fits your dates or your group, tell us the size of the party and the week, and we'll point you at what does.
